Graffit on the final straight!
At the end of 2017, we completed the elevation works and the building was connected to all required supply installations for proper functioning. In addition, all internal installations has been also done. Minor finishing works and development of external areas remains for completion. We are now commencing fit out works concerning the premises for the first tenants who will be able to fulfill their business goals in Graffit building from April.
LINGARO SIGNS LEASE AT GRAFFIT OFFICE BUILDING

Hines with a building permit for the Graffit office building
Hines has announced that it had obtained the final construction permit for Graffit, an A-class office building. The building will be constructed at Domaniewska 28 in the Warsaw district of Mokotów, within a walking distance from the Wilanowska underground station, in the vicinity of two major transport arteries: the Wołoska Street and the Niepodległości Avenue.
The architectural design of Graffit has been created by the Polish branch of the London-based studio Rolfe Judd. The building will provide its tenants with 18,500 sqm of A-class space on seven floors, including approx. 1,900 sqm of retail space. A distinguishing feature of the property is the large surface area of a typical floor, at a staggering 2,800 sqm. The design includes a three-storey underground car park for 360 cars, as well as full cyclist infrastructure, featuring parking spaces, changing rooms and showers.

The further schedule for construction works will depend on the progress in leasing space in the building. Currently, the investor is organising a tender to choose the general contractor for the property. The completion of the construction works is scheduled for the second half of 2017.
In spite of the unfavourable weather conditions in February and January, there has been no delay in construction works. The soil has been completely removed from the construction pit. With the surface area of the concrete-covered floor on level -3 gradually increasing, the ceiling above levels -2 and -3 has been partly finished.
Graffit has been leased in over 25%
The international real estate company Hines has found a tenant for the Graffit office building and concluded a lease contract for 4,800 sqm of office space. This means that the property, which is being constructed near the Wilanowska underground station, has been leased in over 25%. The tenant has requested Hines not to provide detailed information about the transaction.
“The construction of Graffit has started in September, so we are delighted to have secured such a large lease contract in an early stage of development. Other advanced talks confirm that the quality and location of our property is highly valued among tenants,” says Marcin Ratajski, Project Manager at Hines.
The building, which is under construction at Domaniewska 28, will provide its tenants with 18,550 sqm of A-class space on seven floors. The construction of the office building is progressing as scheduled: as of today, the diaphragm walls have already been erected, and earthwork for a three-storey underground car park for 360 cars is underway. The property is scheduled to be delivered in the first half of 2018.
The general contractor is WARBUD S.A. The construction and investment loan for the development of Graffit was granted by mBank S.A.
Hines begins the construction of the Graffit office building.
Hines has announced the start of the construction work on Graffit, which will be developed in the Warsaw district of Mokotów. The final building permit for Graffit was issued in October 2015.
